Flat / Metal Roofs

Most commercial and industrial buildings throughout Portland, Oregon and Vancouver, Washington have flat or metal roofs.

Even a few of the eclectic homes in our area were built with them. When waterproofing this style of roof is imperative to ensure the roof is safe, strong, and all work significantly extends the life of the roof. Rock Solid understands this and offers a variety of waterproofing products and methods that are highly resistant to UV rays and weathering and rarely split like conventional membranes do under extreme temperature fluctuation.

Where we live, rain is a large part of our lives. A pitched roof is designed to let all that water run straight off, but a flat roof can be a little trickier. Over time, extensive exposure to water can damage a flat roof and lead to many different types of problems. If the water begins to collect into a sagging spot, it will likely soften and even begin to leak. If that happens, you’ve got mold to deal with – on top of needing a massive repair job. When roof damage reaches this point, it can cost thousands of dollars, even tens of thousands.

About our Flat/Metal Roof Sealing

Our flat/metal roof sealing options are flexible and adaptive to your work conditions and requirements. Our crews are trained and certified in all the preparation and coating products used on site and make a special effort to not intrude or hinder your work environment as much as possible. Metal roofs are best sealed with the Acrylic Elastomeric method. The seams are strengthened with the fabric, screws are caulked, and then a full base coat and topcoat are applied.

Flat roofs can be re-sealed with the following options:

  • Acrylic Elastomeric coating with embedded fabric.  The fabric significantly increases the tensile strength allowing the roof to expand up to 300% without cracking or breaking.  This coating is ideal for a roof with multiple and unusual penetrations since it can be easily and quickly formed around irregular protrusions.
  • Hypalon synthetic rubber.  This premium product is heat-welded on the seams and can hold ponded water indefinitely.  Life expectancy is unknown since it has been in place on roofs for over 35 years without a failure.  Simply the finest product available.
  • PVC.  This product is also heat-welded on the seams.  Thicker materials at 50 or 60 mils slow down the degradation, but UV will cause cracking and failures over time.  Good intermediate product.

Whether you have a flat roof on your home or place of business, it is a good idea to get it checked at least every two years to four years to ensure that it is standing up to time and the elements.
